Down Payment Assistance in Arizona

Owning your own home is one of the great American dreams, but many have found the path to homeownership filled with roadblocks. Getting together the money for the downpayment is considered one of the hardest parts of buying a home in Arizona.  Luckily, the government has created down payment assistance (grant money) programs to help get through that challenge. These grants are available for a limited time so don’t hesitate to contact us; so we can help get you into one of these invaluable mortgage loans.

First time home buyers QUALIFY!

We have helped guide many first time home buyers every step of the way to qualify for down payment assistance, and if you haven’t owned a home in the past few years you are considered a first time home owner. These grants are designed to help first time home buyers easily qualify.

Conventional, FHA, USDA and VA Loans.

There are a few different loan programs that offer Down Payment Assistance but not all loan programs were created equally. USDA loans and VA loans don’t require a down payment (ZERO DOWN). Most Conventional loans and FHA loans do require you to put some money down however, FHA loans can be zero down if you are gifted the 3.5% down. FHA loans typically have a lower monthly payment compared to a conventional loan. We can go into more detail about the different programs and decide which program will work best for you and your family. All loans are 30 year fixed so your monthly payment will never increase.

How to get Zero Down Home Loans?

There are a few ways to qualify for a zero down home loan.  Apply for a VA loan. VA loans are for veterans who have served for our country. Get a USDA loan. USDA loans are only eligible in certain areas with a lower population. Finally, you can apply for a FHA loan that require a small down payment that you can be gifted. Most government mortgages require you to put a little money in; banks feel better about approving a loan when the buyer has made some investment. Our focus is to get people into a home for around $2,500.


Down Payment Assistance on New Builds?

YES! You can receive Down Payment Assistance on a new build. It’s important to know that the builder’s listing agent will strongly encourage you to use their preferred lender by offering concessions or a free upgrade but only if you use their lender. Don’t feel like you have to use their lender. We have worked with many new builds who’s preferred lender didn’t have access to all the programs that are available. They had to go with our lender and they were still able to get concessions or a free upgrade.


Do I Qualify for Down Payment Assistance?

Whether you are a “first time” home buyer, earn a higher than average income, or no credit, then you still may qualify for a government downpayment assistance loan. Ready to find out if you’re eligible?

To qualify is simple, just fill out our short questionnaire (where it says Grant Money) and see how much grant money you qualify for. No credit or bad credit is fine! While it is helpful to have better credit, we can work to improve your no credit or bad credit with a credit repair company at no charge to you. That’s right, free credit improvement! Here are a few of the key things to consider when applying for one of these loans:

  • Most lenders are looking for a 620 credit score or better.
  • Debt-to-income (DTI) no higher than 55%.
  • Must be used as your primary residence.
  • Around $2,500 for Down Payment
  • No credit is better than bad credit.

Note: Remember, there are exceptions to these rules and ways that we can work around some of these hurdles.
